Residential development on former university playing fields

O’Neill Associates secured outline planning consent on behalf of York St John University for development of up to 70 dwellings at the University’s former playing fields at Hull Road. 

The planning application followed extensive work to secure allocation of the site for residential development through the emerging Local Plan process, including consultation with Sport England and submission of evidence to satisfy its criteria in relation to redevelopment of playing fields.

The Practice successfully made the case that the development was in accordance with planning policy, and addressed issues and resident concerns relating to the change of use of the playing fields, open space provision, existing protected tree belts, highways impacts and suitability of the site for housing.

 O’Neill Associates were subsequently retained by Yorkshire Housing to progress a reserved matters application for a scheme for 69 affordable family homes, with the Company working to address issues relating to proposed changes to the mix of affordable housing and the s106 Agreement, objections from neighbours, landscaping and the provision of public open space and a children’s playground.  The Reserved Matters application was approved in August 2019.
