33 New Homes for Birstwith

The West House Gardens development in Birstwith involves the creation of 33 new homes on a former agricultural field at the main entrance into the village.

Following grant of outline planning permission for 27 new homes in 2014, a series of reserved matters and full planning permissions had been approved to fix design details. O'Neill Associates was brought in to prepare an application for an amended scheme following sale of the site. The amended plans sought to retain positive design elements whilst achieving a better mix of housing, more suited to the needs of local families who wished to remain in the area.

The steep topography of the site, the presence of protected trees and an open watercourse led to a number of challenging issues during the course of the planning process. However, working alongside Sten Architecture, the practice was able to negotiate an intensified use of the site.

Phase 1 of the project is now substantially complete and has been well received by the local community.
