Bungalow development outside of the settlement limits
O’Neill Associates obtained outline planning permission for the erection of bungalows on the southern edge of Norton in Ryedale. The site was located outside of settlement limits and in close proximity to the Grade II Listed Sutton Barn.
The company successfully argued that the bungalows would meet an identified housing need and would not impact on the setting of the listed building. A financial appraisal was submitted as part of the application to demonstrate that the contributions being sought for affordable housing provision, education and open space would make the scheme unviable.
Subsequently, the Council granted outline permission without any planning obligations.
