O’Neill Associates are proud to announce the approval of a 500-capacity music venue with Grade A office spaces at 3-5 Toft Green, on the former Fibbers site. 

Working alongside architectural practice Vincent & Brown, initial plans were submitted in 2020 for the erection of a proposed office development and rear courtyard garden. However, following careful consideration of consultees, key stake-holders and neighbours comments the scheme was subsequently revised. Following further meetings with council officers', alterations to the design of the façade and a reduction in scale were incorporated to ensures the scheme sits more comfortably within the historic architectural styles in the street and enhance the conservation area.

Approval was finally granted in December 2022 at Planning Committee. The scheme will provide much needed city centre office space and a new 500-capacity music venue. With state-of-the art noise insulation the proposal offers an exciting opportunity for the local music scene. The venue will be managed by Jimmy’s, the company founded by Helmsley-born brothers George and Jimmy Craig of the band One Night Only.
