Outline planning consent has been secured for erection of a large warehouse for an expanding storage distribution company in Green Belt. The consent provides for a new warehouse creating 2,264 sq m of additional floorspace, including ancillary office accommodation, with associated parking and access facilities, loading bay and service yard. A reasoned justification for the proposal demonstrating why very special circumstances should be taken into consideration by the Local Planning Authority was prepared by O’Neill Associates. This case included establishing a justified need for the applicant to expand the warehouse capacity of the operation, the absence of suitable non Green Belt sites within the city and its hinterland and the importance of the proposal in economic terms. A comprehensive landscape assessment was undertaken to show that the impact on the openness of the Green Belt would not be significant.
